Can I search the MLS using my cell phone?

If you have a smartphone or tablet and Internet access, then you can search FlexMLS using the mobile version of FlexMLS. The URL is: m.flexmls.com

FlexMLS Mobile is in no way a “dumbed down” version of FlexMLS, but is very robust. It gives you access to your Saved Searches, "Nearby Listings", Listing Cart, Open House search, Membership search, and provides full listing details and access to all property photos. You even have the ability to email a listing directly from your handheld device.

I made a mistake when adding my new listing to the MLS. I corrected the price the same day I entered the listing, but now the Hotsheet reflects “Price Reduced” rather than “New Listing”. Can this be changed?

You will need to contact RVAR's MLS Coordinator ( This e-mail address is being protected from spam bots, you need JavaScript enabled to view it or 540-772-0526). As of Dec 2012, RVAR has established a strict policy for authorizing and documenting such changes, which may include correcting listing history to reflect the actual listing history to exclude the incorrect List Price and Price Reduction. In such cases, written authorization from the broker and listing agent will be required..

I just discovered a feature on the FlexMLS dashboard, under the Add/Change category, called “My Unmapped Listings”. When I clicked on it, I learned that some of my listings were not mapped. How do I correct the mapping on these listings?

After clicking on “My Unmapped Listings”, you will receive a report of any of your listings that are unmapped. From this report, just click on the “Geocode this listing” blue button. Once the results appear, just click on “Use this location.” If the results appear incorrect, just click on the manual location, using the arrow keys on the map to locate the property before clicking “Use this location”. NOTE: Every agent should take advantage of this feature to ensure proper mapping for every listing. All agents may utilize this feature, even if they do not enter their own listings.

Can I enter a limited service listing into the MLS?

Yes, provided the listing meets two basic MLS criteria. First, all listings entered into the MLS must either be an Exclusive Right to Sell or Exclusive Agency listing. Second, all listings entered into the MLS must offer Cooperation AND Compensation to Subagents or Buyer Agents or both. If and only if a limited service listing meets both of these criteria, then it may be entered into the MLS. You must also check YES in the Limited Service Listing Y/N field.

I have a listing in the MLS with 13 photos. Why don’t all the photos show on REALTOR.com?

REALTOR.com by default will display a limited number of photos. If you want additional photos, or other features such as virtual tours on your listings, then contact REALTOR.com at 1-800-878-4166 for fee structures for these additional services.

Since Agent IDX is available (as of July 1, 2008), how do I link “Search Listings in Roanoke” to my personal website? If I have a webmaster, who should he contact?

Agent IDX is only available with broker permission – though broker permission is presumed for all agents, unless the broker specifically notifies the MLS to the contrary. Agents may choose an IDX product (such as a link to be added to your current website) provided by Systems Engineering (SEI), FBS (our MLS provider) or the broker’s existing custom IDX vendor (if the broker has a custom-built IDX website). I just earned my ABR designation. I see that other MLS members have their designations listed behind their name in FlexMLS.  How do I add mine?

To add any NAR-recognized designation to your FlexMLS ID, go to Preferences, My Profile, My Names. You will see a table of the designations on the left side of the page. Highlight and click to move the designation name to selected right side. Click ‘next’ on the page and it will be completed. (NOTE: Just remember to be accurate. The MLS recently discovered a relatively new agent with every possible designation listed. A gentle call to her broker corrected her error.)
